Diploma in Home Inspection
Course Outline
The Diploma in Home Inspection is the only qualification that is acceptable to undertake Home Condition Reports. The diploma in Home Inspection Assessment will also allow you to provide EPC’s for private property sales and residential let properties.
To become a qualified home inspector, you need to register with an Assessment Centre. We are approved to provide the Diploma in Home Inspection through City and Guilds. We will appoint you an assessor to steer you through the process qualification process.
Understanding the methodology and pathology of domestic building construction over the ages is a key facet of the skills of a Home Inspector. The main areas of knowledge for the qualification are:

Preparing for Home Condition Inspections
- Identifying and agreeing client requirements
- Making preliminary enquiries about the property
Undertaking Home Condition Inspections to required standards
- Inspecting the property for condition
- Making complete records of findings
- Interpreting evidence and determining condition ratings
- Gathering information on energy efficiency
Preparing Home Condition Reports
- Producing complete and comprehensive reports
- Making reports available and maintaining own records
We have 2 routes to qualification:
- Experienced property professional
- New entrant
Experienced Property Professional
We will guide you if you require any CPD in specific areas; in many cases this CPD will be minimal and may be covered by the induction day. You will be able to undertake the assessment process on registration.
The course consists of 3 modules:
- Module 1 - covering soft skill area forms a multiple choice test
- Module 2 & 3 - covering Domestic Energy Assessment, a written test and portfolio of evidence
You will be required to attend an induction day and for the tests, both tests can be carried out on the same day. You will then build a portfolio of evidence for submission. You will have e-mail contact with your assessor during this process.
On completion of module 1 and 2 you will receive the Diploma in Domestic Energy Assessment.

New Entrant
The new entrant route combines the assessment process laid out for experienced practitioners but also adds the necessary training and underpinning knowledge to carry out the role.
The training will combine an element of distance learning, classroom and practical training. The course framework is developed to allow candidates to ‘earn as they learn’ by fast tracking the element required for the Diploma in Domestic Energy Assessment.
The training is over a 9 month period with 10 classroom based days. Candidates will receive:
- All distance learning and training material
- Marking of work books and feedback
- 8 days of classroom training
- Assessment Centre fees
- City and Guilds registration fees (for the Diploma in Domestic
- Energy Assessor and Diploma in Home Inspection Awards)
- Use of the software for training
- All programme administration costs
