All inspections are carried out by fully insured qualified Inspectors that are regularly audited to ensure quality inspections.
The Elements can be provided by the vendor as part of our Home Information Pack Service. The policy protection passes to the purchaser of the property. Or the purchaser can take out the Hidden Defects Policy and Home Condition Report at a reduced cost, through one of our Network Members, as the EPC will already be provided in the Home Information Pack provided by the vendor.

Hidden Defects Insurance Explained
Many property defects are hidden and can’t be determined from a visual inspection. In addition although a property may look in good condition today no one can predict future events.
Some vendors are known to cover up and hide defects in their house prior to sale. Inspectors will often discover some evidence of this but will not move furniture, take up carpets or move items in a loft space. As you can imagine these defects may not come to light until it is too late.

** Limited Inspection provided for the sole use of the Insurer, no third party rights exist to the data. The insurer reserves the right to refuse insurance on certain structural elements based on the inspection report. Where elements are not initially covered the insurer will offer to provide quotations for repair works, or further surveys. When repairs are carried out to non insured element, by a contractor belonging to an approved Government contractor association, the element can then be covered by the policy.
